Most heating and cooling breakdowns start small: a dirty filter, a weak part, a drain starting to clog. A maintenance visit is how those get caught before they turn into a no-heat night or a hot afternoon with no air conditioning.
What a good maintenance visit covers
- Airflow: checking and replacing the filter, and looking at the blower.
- Electrical: testing parts that wear out, such as capacitors and contactors, and tightening connections.
- Heating: on a furnace, checking the burners, the flame and the safety controls.
- Cooling and heat pumps: checking the outdoor coil, the refrigerant system's operation and the temperatures it produces.
- Drainage: making sure the condensate drain is clear.
- Thermostat: confirming it calls for heat and cooling correctly.
- A plain report: what we found, and anything that needs attention now or soon.
How often
- Furnace or air conditioner only: once a year, before the season it works hardest.
- Heat pump: it runs year-round for both heating and cooling, so once or twice a year.
- Businesses: it depends on the equipment and how hard it runs. Restaurants, offices and anything running long hours usually need more. See our post on commercial maintenance plans.
Why it's worth it
Maintenance costs less than an emergency repair, keeps equipment running efficiently, and helps it last. Manufacturers also expect equipment to be maintained, and a warranty claim goes more smoothly with a service history.
